Conversation and Site Visit
Every project begins with a conversation about the family, the property, and the brief, followed by a site visit. We walk the space together, look at how it's used now, and discuss what the household hopes for. By the end of this stage we have a clear sense of fit, scope, and an indicative range for design fees and build budget.
Concept Design
We translate the brief into a design direction: plans, references, materials, and the governing ideas the project will be built around. Concept design is presented in person, refined through your feedback, and signed off before the project moves forward. Most families find this stage the most exciting; it's the moment the space starts to come into focus.
Design Development
We resolve the concept into a full design: detailed plans, planting schemes, millwork and built-in drawings, material and finishes selections, lighting, and any specialty elements the project calls for. By the end of this stage, the design is complete and the documentation is ready for pricing.
Tender and Design Oversight
We prepare tender documents and invite pricing from a short list of established Metro Vancouver contractors and specialty trades. You contract directly with the builder of your choice. From there, the studio provides design oversight on your behalf — reviewing shop drawings and submittals, responding to design questions from site, attending site reviews at agreed intervals, and helping you evaluate any proposed changes. Construction means and methods, site safety, and the construction schedule remain the responsibility of your builder.
Walk-Through and Care
We walk the finished work with you and hand over a care guide for plantings, finishes, and any specialty elements. The care guide is provided as general guidance; warranties on products, plant material, and installation are provided by the manufacturers, suppliers, and your builder.
